Are pets welcome?
Yes! The Vantage is uniquely pet-friendly by design and welcomes one pet with prior approval. Approved pets require an additional $50 per month in pet rent and a $500 pet deposit, and the management team can provide complete details regarding pet requirements and community guidelines. What comes with the apartment itself?
Every apartment at The Vantage is designed with comfort and style in mind. Homes feature designer finishes, luxury vinyl plank flooring, electric fireplaces, spacious kitchens with breakfast bars, high-end appliances, in-unit washers and dryers, and private patios or balconies. Many homes also include additional storage, while select fourth-floor apartments offer vaulted ceilings and tuck-under parking for an elevated living experience.

How can I see the property myself?
Scheduling a tour is the best way to experience everything The Vantage has to offer. During your visit, you’ll have the opportunity to view available apartments, explore the community amenities, and ask any questions about leasing, pricing, community, or move-in dates.
Is there a 3D tour I can take remotely?
Yes — every floor plan page links to a 3D walkthrough of that plan. If you are relocating and cannot visit in person, the leasing team can also walk you through a home over video.

What do I need to qualify?
Applications are reviewed on credit, rental history and income, with a household income of three times the monthly rent as the standard threshold. The application itself asks for your rental and employment history, and a non-refundable $28 screening fee covers the third-party reports. When you are ready, the application opens right on this site.
How do I apply?
Once you’ve found the apartment that’s right for you, completing the application process is quick and convenient online. We provide a secure online application where you can submit your information and begin the leasing process. Start by visiting Apply Online after reviewing Available Apartments to ensure your preferred home is still available.
What lease terms do you offer?
Standard terms are twelve months. Shorter terms may be available depending on the home and the season — ask the leasing team what is open right now.
Do I need renters insurance?
Yes — a policy is required for every household, with at least $100,000 in liability coverage. If you would rather not arrange your own, the community offers a renters insurance program you can join instead. Ask the leasing office which route suits you.
How do I pay rent?
Rent is paid online through the resident portal — the same tenant portal that takes maintenance requests, so there is one login for both. Your lease sets the due date and the terms; the leasing office can confirm them.
Are the apartments furnished?
Homes come unfurnished — they are yours to make. What is already in place is everything you would otherwise have to buy, haul upstairs and install: the full kitchen appliance package, a washer and dryer, window coverings, and the electric fireplace. Is there in-unit laundry?
Yes — a washer and dryer inside every home, installed and connected before you arrive. The two- and three-bedroom homes take a full-size pair; the one-bedroom’s laundry closet is built for a stacked set. No basement, no quarters, no scheduling around anyone else. You can see the laundry closet on each floor plan.
Is there extra storage?
Every apartment comes with a storage unit in the building, and many homes add a dedicated storage closet on top of the bedroom closets — room for the things you reach for twice a year rather than twice a week. Ask the leasing team which homes have the closet.
Where do skis, bikes and river gear live?
In a Missoula apartment this is the question, and the answer is not “your living room.” Every home comes with a storage unit in the building, and many add a dedicated closet beyond the bedroom closets — room for the boards, the bikes and the waders between seasons. Covered parking means the roof box and the rack are not buried when the first real snow arrives. Ask the leasing team which homes have the extra closet.
What amenities does the community offer?
Residents enjoy amenities designed to make everyday life more convenient, comfortable, and enjoyable. The community features a modern fitness center, an on-site dog park, a convenient dog wash station, tuck-under parking for select residences, additional storage options, valet trash service, and high-speed TDS Fiber internet access. Residents also have access to a beautifully designed community lounge featuring a dedicated Zoom and poker room, ping pong and pool tables, board games, comfortable workspaces, and a coffee station. Is there a swimming pool?
No swimming pool — the outdoor centerpiece here is the panoramic sun deck, with a courtyard and grilling area beside it. Indoors there is a fitness center, a resident lounge and a game room for the months when Montana has other plans. The full list is on the amenities page.
Is parking included?
Yes — every apartment is assigned one covered parking space, so you are not hunting for a spot or scraping a windshield in January. Select fourth-floor homes add tuck-under parking, and EV charging is available on site. Ask the leasing office about additional spaces, guest parking and current assignments.
Do you have EV charging?
Yes. EV charging is available on site, alongside the covered parking that comes with every home. Ask the leasing team how to get set up when you move in, and see the rest of what the community offers on the amenities page.
Is the community accessible?
The building has elevator access to every floor, and covered parking sits close to the entrances.
If you or someone in your household needs a change to a policy or procedure so you can fully use and enjoy your home, submit a policy accommodation request. Is the community smoke-free?
Yes — The Vantage is a smoke-free building, so the hallway smells like a hallway and your home smells like your home. Ask the leasing office for the specifics of the policy, including where smoking is and is not permitted on the grounds.
Is trash service included?
Yes — and it is collected from your door rather than from a dumpster across the parking lot. Door-to-door trash valet is part of the monthly utility package alongside water, sewer and high-speed TDS Fiber internet.
What utilities are included?
The Vantage offers a convenient monthly utility package that helps simplify your living expenses. The monthly utility fee includes water, sewer, trash service, valet trash, and high-speed TDS Fiber internet, reducing the number of separate bills you’ll need to manage each month. This makes budgeting easier while providing reliable services from the day you move in.
What are your office hours?
The leasing office is open Monday through Friday, 9 to 5. Maintenance emergencies are answered outside those hours too — after hours the emergency line reaches an on-call service. Phone, email and the tour calendar are all on the contact page.
How do I request maintenance?
Emergencies are a phone call, not a form. Gushing water, lack of heat, an electrical short, an inoperable door lock, or the only toilet not working — call the management office’s emergency line at 406-215-2767 straight away. After hours that number reaches an on-call service prepared to handle emergencies.
Everything else goes through the resident portal. Non-emergency requests are submitted in writing through the tenant portal — the office cannot take them by phone, because it needs your written permission to enter your home. Try the simple things first — a tripped breaker, a clogged drain, a detector battery, the monthly furnace filter — and the management office keeps DIY repair videos for exactly those. Its maintenance page lists what is yours to handle and carries the full guidelines.
What counts as a maintenance emergency?
Emergency issues that must be reported immediately are: gushing water, lack of heat, an electrical short, an inoperable door lock, or the only toilet not working. Any of those, call the emergency line at 406-215-2767 straight away — do not use the portal, and do not wait for morning. After hours the same number reaches an on-call service.

Which repairs am I responsible for?
Typical consumable and cyclical maintenance of the unit itself is tenant responsibility; common examples include:
- Light bulbs
- Heating and A/C filters, replaced or cleaned every month
- Smoke and carbon-monoxide detector batteries, once a year — tell the manager if a detector itself is not working
- Checking for tripped breakers
- Unclogging drains, toilets and garbage disposals
- Putting window screens back on
- Putting closet doors back on track
- Cleaning the dryer lint trap with every load
- Defrosting the refrigerator or freezer, never with anything sharp or blunt

Which schools serve the property?
The Vantage sits in the Hellgate Elementary district, whose entire PK–8 campus is on Flynn Lane a few minutes away — Primary, Lower Grades, Intermediate and Hellgate Middle School all on one site. The Hellgate district ends at grade 8; Big Sky High School (9–12), part of Missoula County Public Schools, serves this attendance zone. Private options nearby include Valley Christian School (PK–12) and Sussex School (K–8).
Attendance zones and enrollment policies are set by the districts and can change, so confirm your address with the district before you enrol. You can see each campus and its drive time on the neighborhood map.
How far is the University of Montana?
A straight run across the valley — close enough for the commute to be routine, far enough that campus noise never is.
